Butterfield Ranch

The Butterfield Ranch neighborhood is located at the southern most tip of Chino Hills. Butterfield Ranch Road cuts through this neighborhood starting from Sunny Meadow Lane / Mystic Canyon Drive all the way to the 71 Freeway. Most of the development here started in the late 80’s, with continued building of condos in the 90’s and 00’s.

The Meadows sits north (or east) of Butterfield Ranch Road and features single family homes on smaller lots. Homes here range from 1200 sq ft to just over 2000 sq ft.

The South Trails tract is south of Butterfield Ranch Road, adjacent to the 71 Freeway. Homes here range from 1200 sq ft to 1700 sq ft.

Larger homes can be found in the following tracts:

  • Southeast corner of Butterfield Ranch Road and Mystic Canyon Drive (streets names include Osbourne, Fleetwood, Sevenoaks, and Woodbridge)
  • Southwest corner of Butterfield Ranch Road and Shady View Drive (street names include Via Del Rancho, Via Casitas, Via Del Prado, Via La Cresta, Paseo Del Sol)
  • South of Mystic Canyon Drive (street names include Coyote, Conestoga, Apache, Arroyo, Prairie, Longhorn)

Homes in tracts listed above range from 2000 sq ft to 2700 sq ft.

Several condo developments exist on the southeast corner of Butterfield Ranch Road and Shady View Drive.

A small lot single family development (with no driveway) tract sits just north of Butterfield Ranch elementary school with its entrance on Smokey Hill Lane.

Not a lot of amenities in terms of restaurants and shopping, but most residence appreciate the quiet, rural feel. Typically, home buyers get better value, compared to central and north Chino Hills because of this.

As of 2019, developer Trumark Homes is in discussion with residence in regards to a new tract named Shady View which would be built on open space just south of the current neighborhood border.
